JACKSBORO, TN (WLAF)- County planning commission members approved minor lot subdivisions, a majority subdivision and other business at Monday’s meeting.

First approved was a minor lot subdivision for James and Wanda Elhard on Back Valley Road.

According to the surveyor representative, the owner is just splitting the property into three lots to give his son two of those lots.

County Regional Planner Jordan Rockwell said there was an existing easement on the property and that he recommended approval. The easement agreement is listed on the plat form.  The approval was contingent on getting the Tennessee Department of Environment and Conservation to “sign off on it.”

Next approved was a major lot subdivision for Todd Nance/ Eagle Ridge Subdivision, Main Street, Jacksboro. It is serviced by Jacksboro Utilities, according to Planning Commission Chairman Rusty Orick.

Also approved was a minor lot subdivision for Dustin Woodson on River Road near Cumberland View Cemetery.  The easement is an existing gravel road and will only serve one lot, according to the property representative.

According to Rockwell he recommended approval.  It was approved contingent on an easement maintenance agreement being added to the paperwork.

A Minor lot subdivision for Prime Capital Investments LLC, on Gail Lane and McGhee Lane was approved.

“Both lots have sufficient road frontage, and it is a simple plat,” county planner Jordan Rockwell said, recommending approval.

 A minor lot subdivision was also approved for Jordan and Brittany Phillips on Wolf Hollow Lane on Rockwell’s recommendation.

A minor lot subdivision was approved for Dawn Lowe on Ridge Road with a new easement. It was the preliminary plat, according to Orick.

Rockwell recommended approval of the preliminary plat and said that they would have to come back before the planning commission with a final plat that includes an easement maintenance agreement. 

The preliminary plat for a second minor lot subdivision was also approved for Dawn Lowe on Rockwell’s recommendation.

No action was taken on a minor lot subdivision for Rick Lawson on Patty Hill Road. No one was at the meeting to represent the property so the commission voted to take no action until a property representative could be there.

A minor lot combination and Right of Way abandonment for Jordan Harris on Powell Valley Shores Circle was discussed.  Orick said they would have to get a letter from county road superintendent Ron Dilbeck first and follow certain steps.

“The first step is to send it to Ron and then get it to the county commission and county attorney Joe Coker. We want to make sure it is clear that we go through the proper channels” Orick said.

Planning commission officials said the property would probably need a soil survey as well.

In other business, planning commission members discussed a proposed cemetery lot for Stephanie Stratton on Butter and Egg Road. There are several bodies already buried there as a family cemetery. It will be a named cemetery.  The access easement is for the family only according to the surveyor representing the property owner.

Rockwell said he would like to add verbiage on the paperwork that it was not a buildable lot. It was approved unanimously. (WLAF NEWS PUBLISHED-05/06/2026-6AM)
